Commercial Property in Maryland Picking Up

(PRBuzz.com) December 20, 2012 -- Thanks in part to the "fiscal cliff" but more to a pull back of the federal government, commercial real estate in Maryland is opening up.

The 2013 Federal Perspective (a report on government real estate leasing and acquisition) states "gridlock within the 112th Congress yielded a dramatic pullback in the rate of new federal leasing activity ... as unprecedented scrutiny of the General Services Administration and bipartisan support for reining in federal real estate expenditures handcuffed government decision-makers and left agencies uncertain of their future space planning needs and capabilities."

That means commercial real estate likely will be available to private companies, said Robert Scheer, president of ScheerPartners.com a company specializing in commercial real estate in Maryland.

BRAINTREE, MA  (PRBuzz.com) December 20, 2012 -- Twelve members of the staff at Kirkland Albrecht & Fredrickson, LLC (KAF) one of the leading CPA firms in the Boston area, recently participated in a 12-week nutrition and exercise program facilitated by Nikki Tierney of A Healthy Balance, Inc.

"This remarkable program was the perfect way to learn about healthy eating," said Susan Mulford, Human Resources Manager at Kirkland, Albrecht & Fredrickson, who proposed the wellness initiative.  "It held us accountable for the choices we made and we all came away with knowledge that we can incorporate into our daily lives."

The program focused on habit changes, according to Tierney, a Registered Dietician, Licensed Dietician Nutritionist and Certified Personal Trainer, who has presented wellness workshops to staff at KAF in the past.

"The emphasis was on better eating, exercise and stress release," said Tierney.  "And the results at KAF were excellent, with participants losing a total 6% body weight and a combined group weight loss total of 126.4 lbs for the group!"

In fact, some participants, like Mark Robinson, a founding partner of KAF, saw dramatic body weight reduction.

"My results included a 14.4% reduction in total body weight," said Robinson, who called the program "very informative and helpful."

"If you have a history of poor eating habits, this program can be a real eye-opener," said Robinson, lauding Tierney for "a teaching style that is encouraging and upbeat."

Thomas Hoffman, a Chartered Retirement Plan Specialist with KAF gave high marks to "the very professional, well designed program."

Valuation of EPIC and its Common Stock

The valuation of EPIC's estimated Firm Value and Equity Value makes use of two Absolute Value Models ("AVM"). One AVM model being a Present Value Model or Discounted Cash Flow model which derives value from the present or discounted value of its expected future sales and income. The two main definitions of cash flow models are Free Cash Flow to the Firm Model ("FCFF") and Free Cash Flow to Equity Model ("FCFE"). The Fundamental Firm Value under the FCFF model is $20,562,126 and the equity value under the FCFE model is $20,383,171.

The second AVM model is the Relative Valuation. This is an estimate of an asset's value relative to the value of another asset.
